Oakland County’s Brownfield Redevelopment Authority approved eight construction projects during the past three years which turned more than 300 acres of once contaminated or obsolete property into $270 million of new investment and increased the taxable value of the property by $45 million.
The projects, which range in size from $1.7 million in investment to $122.7 million, reclaimed property that was either contaminated during its former life or deemed obsolete. Half of the reclaimed properties were the sites of General Motors facilities, one dating as far back at 1909. Six of the projects are in Pontiac and one each in Ferndale/Pleasant Ridge and Novi.
“These projects have cleaned up and repurposed more than 300 acres, turning these sites into viable businesses that generate tax revenue for our communities and jobs for our residents,” Oakland County Executive L. Brooks Patterson said. “This breathes new life into areas that were formerly unusable. I applaud the communities for supporting such an important redevelopment program.”
George W. Auch Construction Co., a Pontiac-based firm, is moving from its longtime location on South Boulevard and building its new headquarters on a reclaimed site in Pontiac.
“Working with the RACER Trust and Oakland County’s Brownfield Redevelopment Authority was an extremely positive and productive experience,” said Vince DeLeonardis, Auch president and CEO. “With their help, we were able to keep this $5.6 million project on schedule – despite the various required approvals of government agencies. We are looking forward to having our new construction headquarters be a part of Pontiac’s revitalization.”
Michigan law allows communities to use tax incentives and special funding for purposes such as redevelopment or commercial corridor improvement. Private developers or investors can be reimbursed for eligible costs of property cleanup through grants and/or tax incentives and get financing support.
The new projects are:
- Pontiac Automation and Assembly, Pontiac: Investment – $52.5 million; jobs created 400; potential investor reimbursement over period of years – $5 million. Former site of General Motors Corp. Truck and Bus, 2501 Centerpoint, Pontiac, and a RACER Trust property
- M1 Concourse, Pontiac: Investment – $43 million; jobs created 12; potential investor reimbursement over a period of years – $14.7 million. Former site of GM – Pontiac West Assembly Plant, 200 South Boulevard West, Pontiac, and a RACER Trust property
- Dan’s Excavating, Pontiac: Investment – $1.7 million, jobs created 35; potential investor reimbursement over a period of years – $424,000. Former site of GM – Plant 24, 225 E. Columbia, Pontiac, and a RACER Trust property
- Dunhill Park Subdivision, Novi: Investment – $17 million; jobs created not available – residential, potential investor reimbursement over a period of years – $1.8 million. Former apple orchard north of Eight Mile Road and west of Beck Road
- George W. Auch Construction Co. headquarters, Pontiac: Investment – $5.6 million; jobs created 10; potential reimbursement $3.6 million. Former RACER Trust property, 65 E. University, Pontiac
- The Village at Bloomfield, Pontiac: Investment – $122.7 million projected; jobs created 1,144; potential reimbursement over a period of years – $24.6 million. Former vacant Bloomfield Park development, Telegraph Road, Pontiac
- Rivore Metals, Pontiac: Investment – $6 million; jobs created 40 and 40 additional projected; potential reimbursement over a period of years – $1.8 million. Former manufacturing plant dating back to 1924; 366, 400 and 500 East South Boulevard
